SFR Financing under LLC
My self with couple of partners have an LLC. We are trying to purchase couple of SFR's and put them under an LLC, i.e. LLC will have the title on the house.
When speaking with some lenders they proposed to take commercial loan for buying those SFR's, but, from my understanding one can't get a commercial loan for a non commercial property. Who is right here, my self or the lenders?
When speaking with other lenders, the suggestion was to get a loan on an LLC, while the partners will have personal guarantee on the loan. Is this even possible? If so how does this requiere income to debt ratio check for the people that will guarantee the loan?
