Is there any type of expense associated with that, i.e. does the landlord require the space renter carry a certain type of insurance, are they responsible for anny HOA/maintenance fees, taxes?

So just take that into consideration.I would also think about what type of tenants do you get for what you want to invest.

Conventional loans jumped to 12 months seasoning which is crazy if you're completing BRRRR type deal. 

Sometimes, you gotta go "crank-yankers" mode and have fun with these type of businesses --they may have several referrals in return! 

.- Quality of Tenants: I believe the type of tenants coming through are of higher quality; you will still must screen them appropriately, but overall the pool of applicants tend to be a better quality overal.- More Passive:  This is still a hospitality service, but besides screening tenants, welcoming them into the home...you basically do not interact with them at all unless you need to.

Typically max out at about 8-10 units, but can be a really good option for these types of properties.

Cash paying tenants can be very unreliable in these types of locations.
