Is pasadena tx a good place to own rentals for the long term?

But I had thoughts about buying in the pocono area to then eventually turn it into an STR, then buy a nicer more permanent Single family home that’s paid for by my rental properties.

I am interested in owning long term rentals.

It really is a different animal than either long term or short term rentals so it's best to seek advice from others with experience in this niche.

(aside from asking for 1-2 years rental docs, NOI, cap rate, etc.)

Have a few projects right now - also started buying out of state rentals in Detroit.

Hey all - i live in Nashville, TN and am ready to buy my first rental property. 

Once the 1031 exchange is completed (again assuming 1031 compliance), I can continue to rent the property indefinitely or at any point after 2 years of rental, use it as a primary residence and thereafter living in the property for at least two years qualify to use the Section 121 Exclusion to eliminate capital gains entirely (gains estimated to be about $70 K, well under the $250,000 single filing limit).

I have 2 rentals in Parma and it has always been a good rental market.
