As others mentioned, no assignments allowed.I think there's a similar thread under wholesaling - a lot of people commented that HUD homes are public listings so if it's still available, others have seen it and already passed.Hope that helps and good luck!

You would have to amend your return to take the depreciation, but it will not reduce your basis if you do not take depreciation.Looking at IRS Publication 551, on page 6, under depreciation, it says: Decrease the basis of property by the depreciation you deducted, or could have deducted, on your tax returns under the method of deprecia-tion you chose.

Interestin auction info....In that case, I'd go to auction, it could clear up many issues and while you pay more, usually the public is not willing to out bid a serious neighbor.
