I wanted to go OOS and BRRRR everything, just as it is promoted on BP, but in the end I had a really tough time finding an agent I was comfortable on using in the market that I was looking at and couldn’t overcome the fear of getting taken advantage of, so I decided that I will start locally, even though it would be really tough for me financially.

@Jason ShynHi jason,We have an STR in big bear city We bought in April and finished in JULY so far we have been ok and only few weekends left this year.I would be very careful and choose the right cabin,with home prices now its tough if you can recoup your expenses.I would do research on similar cabin sizes youre buying in the area and checking theyre booking also,BBL has more regulations than BBC and make sure you can be issued a permit.For the right cabin and the right price YES its still doable..Good luck happy investing.

My guess is when you call the town they’ll tell you getting a 4th legal unit will be tough and require you to install a sprinkler system and therefore the CBA will not make sense.

I will say that finding off-market deals here is tough.

These all speak to positive momentum and can prove to have staying power and a longer opportunity runway. 

Lehigh Valley is very very competitive right now and without the right help, you are right, it is tough to find opportunities and just as tough to get your offer accepted.  

It’s a tough call I suggest this because she may pay instead of her leaving, trying to get her pay or collect after the fact, which is always more difficult.

I've few long term rentals in TX but due to yearly property taxes increase, repairs & Property management fees - its tough to stay on positive side :(
