I personally think out-of-state investing is a top choice.

Regarding the septic approval, my understanding is that systems are rated for number of bedrooms under an assumption of usage and per person usage.

Relieves the landlord from liability for property damage or personal injuries caused by the landlord's negligent acts or omissions.To put it simply, if the landlord causes damage or injury to a tenant then the landlord will be responsible for it.

**Maintenance and Repairs**: How should responsibilities for maintenance and repairs be divided between landlord and tenant for medium-term stays?

First person I met was the section 8 case worker.

My initial idea was 10-20% down with 7% interest rate for 10 or 15 years after doing research. 1 person suggested a balloon at the end and another person advised against it. 

Nice area though and properties probably will hold their value as long as kids go to school in person at a building/campus. 

Akron and Canton may cashflow a bit better but I personally don't see as much of long term growth in those cities. 

So, while taking into consideration the age and condition of the damaged item at move in and the time the tenant was renting for is a factor, I personally don't think using a strict IRA depreciation schedule makes sense.
