Well this scenrio you can fix with buying subject to.The risk of the seller getting liens on the house is too much risk for me, I'll only buy sub to.Pay for good education;  Joe Crump's videos and auto-marketure tool is excellent. 

He is based in Birmingham, AL, has about 300 plus videos on his website and YouTube about everytopic you can think of on wholesaling.

@Jose Huijon; you can buy 10+ books, watch 20+ videos and analyze 100+ deals.What you do with the remaining $9,900 will be contingent on what you learned and have a passion for.

I've also watched hours and hours of videos and to be honest all the information is very valuable but it seems like it applies less to your favorite neighbours.
