Agents; do you talk to sellers without enough equity to sell?

I'm an Atlanta area investor, my interest is to ramp up my buying rentals taking over paying the sellers mortgage.  Typically the seller has no equity or some home defect (full of trash, extensive repairs) that its not an option to list the home.  Or if it is listed it has to be listed at an unrealisticly high price that it sits and often expires.

Do you see these types of sellers?  What do you do to help them?

Would you consider taking a finders fee from an investor for you to help orchestrate the introduction of the investor to the seller?

What are your or your brokers objections?

This scenario is a huge help to the motivated seller who has to get out from under the mortgage payments and doesn't care if the mortgage is left in place.  The sellers I bought from had many reasons why they didn't care; the house was trashed they where older,  in pre forclosure they where to loose the house anyway,  many other reasons why a seller will sell for zero net to them and sign over the deed and let an investor start paying on the mortgage.

This is not a ad for you to bring me deals, this a question to engage you in why you would or wouldn't help a seller to solve their low equity problem?

One reason I might imagine is your broker won''t let you do this, another is that you aren't aware of the subject to deal solution.  see the you tube videos or ask me.
