I dont have anything on my list that needs major rehab work (that I know of) - only things like carpet/drywall/paint/cosmetic issues.

Houses with peeling up roof shingles are simple enough, but those with peeling paint on wood trim might not be sufficient to mail a letter?

If shingles were a surface that were regularly treated with paint (such as wood siding is) then it might be reasonable to paint.
