Networking and niche targeting can overcome any deficiency in advertising budget.

I think that is a hard one to overcome also.

If you are risk adverse real estate, (especially out of state) is not for you.

Usually more time is being granted to the buyers to overcome logistical challenges of inspections, etc. 

If rents are higher or prices are lower, it may overcome higher taxes.

If you want to be more risk-adverse, then I would find another partner altogether.
