Looking to create a group where 5-10 people can all communicate and have a focused on going group discussion as well as coordinate meeting places for a mastermind type group. 

Some of the criteria I consider are:-Items of value have been removed-Utilities are disconnected-Neighbors have not seen activity at the house for several days-No return communication or communication that they have leftAgain, there is no need to go through the eviction process if they are gone

Another option is to find an owner willing to owner finance some or all of the purchase price.

This puts me in the awkward position to have to communicate with the tenant that I'm essentially evicting.

She also doesn't return any form of communication and didn't show up to eviction court.

It's more than their monthly management fee plus leasing fee; maintenance coordination and late notices are common under-communicated fees.Sadly property management is a quantity business, don't expect your PM to respond quickly and don't expect them to put much time into preventative maintenance or vetting maintenance issues. 

Lots: I learned how to communicate with lots of different team members, architects, engineers, lawyers, surveyors, etc about some real difficult hurdles to overcome or at least difficult to me, because I have never come across them before.

Additionally, when you refinance, you have a chance of getting most of the money you initially invested or all of it back.

He's a decent guy, not perfect and wish his communication skills were better, but a decent guy overall.
