Hey Account Closed I'm looking into possibly getting a cabin or cottage in Orange County NY probably around the Woodbury area so I can rent it out as an STR and occasionally use for myself.

Here are the cites that I know about in SoCal where you can cash flow (and there may be others) parts of Bakersfield, Lancaster, Palmdale, Hemet, Yucca Valley and Joshua Tree.I'm a wholesaler in the Inland Empire and occasionally run across cash flowing properties in Hemet, Yucca Valley and Joshua Tree.

I am currently a remodeling contractor/ handyman ( doing what it takes to finish the job and end with a happy satisfied customer) Suzi handles the office and I do the work with the occasional assistant.

Not to mention my wife and I both work so times can be tight occasionally.

I do listen to the podcast from time to time, and do browse the forums occasionally.

And, you'd better be comfortable with both courthouse records and occasionally appearing in court.

Of course that comes with the occasional tenant turnover, maybe getting a new fridge in there, etc. but that's easy.

Occasionally there would be an issue but it was something I could handle from my desk at work. finding the house and lining up the subcontractors was the most time consuming for me but that was all on the front end.

Even if the guest has no reviews, as long as you keep the lines of communication open and flowing, you are likely to get a good review, and/or weed out who is going to be a pain and make asinine complaints, but there will always be the occasional "will never be happy" guests who make it through.
