I think MFs tend to get higher turnover so 4.25% tenant placement fee might even be a bit low on MF & depends on area too re: tenant renewals

The homes I'm getting tend to be older 1900-1950 and so have galvanized pipes.

The reason there tends to be less accumulated/leftover stench from pot is because the frequency and volume is much much lower than cigarette smoking.  

They tend to have a decent amount of experience so it is the better group once you get a few deals under your belt you can get a lot out of it.

Sometimes it cannot be avoided, especially if there are structural or administrative issues that need tending to.

I tend not to trust people that say they make all this money in real estate but go around offering courses that would take alot of time.

I am unsure how things are in SC, but in Indianapolis, flood insurance is very pricey and tends to continue to go up.
