I have a notebook with all the categories for my expenses that I need for my taxes (rent, insurance, property taxes, repairs, etc) and keep track of each property in that book.

scope the pipe, find the leak via camera, mark the floor, repair the leak directly under the slab, keep the rest of pipebust the hole up yourself or with labor to expose the broken pipe then pay a plumber to do the repair, you back fill the hole with dirt and do the concrete patch, you do the flooring repairI've done this numerous times.

Each one of those asset classes is tied to a phase of the economy (prosperity, recession, deflation, and inflation), and the idea behind the portfolio is that at least one of those categories will be performing well at any given time regardless of what's happening in the economy.
