Here is what I do: I invest with different sponsors, among different asset classes (multifamily, mobile home parks, and self storage) and in different markets (Florida, Georgia, Arizona, Texas).

I currently run 150 lower end SFR’s, 5 Complexes less than 15 units per and a mobile home park totaling 230 units in two cities with myself, another worker and a maintenance guy, This is done for another person, I’m consistently on the phone from the moment I get into the office in the morning until when I get out clocking 200+ phone calls a day on some days and with general office work, and a pest control company run out of the same location taking an hour to two out of my day.

I am a California beginning investor/developer building a portfolio of quarter to 3 quarter acre plots to lease to renters for placing their own mobile homes (I call it a distributed mobile home park) in a Texas rural neighborhood. 

What are the average mobile home  lot rents in your area.

There are also passive opportunities in just about everything else, such as self-storage, mobile home parks, etc.  

My wife and i have mobile home management, maintenance, and sales in our backgrounds, but are unsure how to locate and advertise ourselves as interesting for someone to devote time to as mentorees... perhaps its just about going to networking events till you find someone more successful than you, has something you want, and you click with??

That evolved into a preference for 4+ units, then evolved further into a mobile home park and more recently mixed use properties.My thought on your situation is that you are overwhelmed trying to emulate your mentor, who has also very likely evolved through his own experiences. 

I received a letter in the mail from the City of Mobile informing me there is a code violation assessed to the property.
