I just had an offer accepted on my first property and now am going through all the motions before closing.

I have 2 lender offers on the table for a 200k loan & I need help deciding which is the better offer to accept.

It sounds like you're not yet under contract and are in the process of reaching mutual acceptance? 

Hello Bostonians,We have just had our offer accepted for a large single family, on a very big lot in Roxbury.

Don't accept any partial payments as that will be considered a cure by the court.As an alternative to eviction, file a Small Claims lawsuit for the amount due using the Notice of Quit as documentation along with the lease. 

Once we had an accepted offer, we requested residential disclosures forms, and the seller's agent informed us that the seller is not providing residential disclosures for these properties.

I feel a bit guilty if I accept d even though I’ve been communicating w c a bit already.

There has to be a very good reason, acceptable to the IRS, for alloting the depreciation in any different percentage than what the LLC/Partnership agreement shows as the percentage ownership of each individual.
