A property bought for $100k that has $10k of "Net Operating Income (NOI)" with ZERO Mortgage has a Cash Flow of $10k annually.The SAME Property, if purchased with a Mortgage that also has an annual payment of $10k means that the cash flow is ZERO for the exact same property.How can you say that Cash Flow is a characteristic of the Property?

I’m not sure if this is your first one or tenth one but great job on taking action.

Research local development plans, job markets, and any upcoming infrastructure improvements that might positively impact property values.Verify the terms of the existing lease on the rented side.

In the meantime get a job and start learning from that and save some money.  

Most of the cash out refinance lender require me to move the property from my LLC to my name for the refinance, is that a normal operating procedure or is it a taxation nightmare to move it back to the LLC after the Refi? 

You might not be aware of the amount of money invested in marketing for a wholesaling operation.

I have also used apartments.com (for some of my SFH), I prefer zillow. e-renter.com does a good job if you just want the background check and none of the other services.
