New investor ! How to find Whole sale deal before they find them?

I am new to real estate investment. Retired from the NFL became a realtor but everyone as a realtor. Therefore, I want buy some  fix and flips for a few years and then get into rentals. I have met with wholesalers etc however, none of them really want to give me tips on how to find these deals like them lol I don't blame them.. However, my questions is, is there an website or something people use to call people etc? How do you guys go about finding these deals before wholesaling etc. In Colorado some of these guys up the price so much with their fees etc so just looking for tips, tricks and advice. Thanks!

I couldn't agree more with @James Carlson

Wholesaling is way more complicated than what people portray online. Flippers buy from wholesalers because they don't have the time required to build SOPs to generate off-market leads and convert them into contracts/projects. Not only the time but the money required to run marketing outbound or inbound. You would be better off purchasing deals from a wholesaler in your area. You might not be aware of the amount of money invested in marketing for a wholesaling operation. To give you an example, I currently spend $10,000 a month and average about 2.5 deals monthly.
