I would urge you not to share your personal bank information with a tenant like an account and routing number as mentioned above, some online payment systems out there let you sign up and submit all your bank info, and then invite tenants to pay.

This lets us talk numbers and jargon (cap rate, NOI, etc.) and the newcomers can ask questions and give insight.Any speakers we invite during the first year will likely be local.

All I can do is help on the weekends, but its going to be valuable experience for future flips and renovations down the road.Shoot me a college invite; i'd be happy to talk to you about what I know of the area.

Hire an agent and get it listed on the MLS.You don't need to fix anything,just clean up the trash and remove the personal items and clutter to make the rooms as big as possible.Make the property look clean and inviting to impress buyers.Let the realtors do the hard work while you relax and wait for it to get done quickly.

But it would be for the "soft" reasons like I could visit "free" and so could family, we could invite friends, blah...blah...blah. 

I was at a guru event a few years back ( invited guest non paying)  and the celebrity investor guru was the husband and wife team of Flip Vegas.. so they get on stage to do Q and A  and of course everyone wants to know how they did it etc.. when in fact they get paid millions to just be the face and show up..

As a landlord, you allowed the dogs presence, the tenant invited someone in and the dog bit.

Once you have a few friends on BP, invite them all to a restaurant or bar and keep it casual.

He invited us into his home, took us to some of his current portfolio projects, broke down the advantages and disadvantages of the projects, took us with him to a walk a prospective deal, and so much more.
