@Alan DeRossett, I believe Tenantcloud, Cozy.co, etc have good tenant portals as well.It sounds like to you have a similar background to mine, so you also probably realize the true cost of implementing and maintaining a system such as that.

I'm considering implementing a bounty program, where the current tenant gets a small bounty ($200) if a lease gets signed before they move out, and they leave the place in great condition upon move out, so the next tenants can move in 1 day later.

Get a good legal adviser w/experience in business partnerships.You can also reward yourself more in the deal through taking asset management fee assuming you are hiring a property manager and that fee would help compensate you for oversight and implementation of the business plan.
