The fed lowering the rates in the future (no matter how long that may be) or even a change in their language during fed meetings that hint at a reduction can cause a surge in demand thus increasing property prices even more.

IMO: Stronger than preferred inflation data and a robust labor market (unemplyment remaining low / strong consumer) = Fed does not cut rates in March.

Yes I believe rates are going up 25 bps once or twice more before end of year based on the feds plan to control inflation.
