Since HML loans are generally short-term, are you confident in your ability to both fund and complete the rehab in time to get a renter in and refi, before the HML loan matures?

I invested in real estate while tending to my rentals as well as running a full time foster group home (18 years).

Educate yourself (I did through the forums and podcasts) and be confident.

@Brandon Sturgill It did work out but you have to be confident in your numbers.

Be confident and put fourth the effort. 

If you come off confident/knowledgeable and the deal makes financial sense you will probably get the funds you need to move forward!  

Getting comfortable and confident to know how to get started right is a good thing, but too comfortable in learning is another.

Be confident.

You have the guts to pull the trigger and the confidence that you somehow will figure it out (which is awesome), but either you dont have much of a plan or you dont stick to it (deck added, trees removed..)
