It will change the current (investment) environment (in every aspect, not only RE) significantly.

We've had incredibly strong economic growth over the last 8 years and we're mostly a falling interest rate environment.I do believe interest rates will rise whether we are in a good or bad economic environment, and they have risen by about 2/3 of a point since the election already.

We are constrained on the west by ocean, South by mexico, North by Camp Pendleton/OC, and East by quickly harsh environment. 

In a zero-rate environment, you don't get double-digit IRRs on a sure thing.

Unfortunately the architecture program is focused more on the design-thinking process and doesn't teach us about the business side of the built environment, and I don't have any more free electives to take a real estate class before I graduate.

Might want to fish around see if Twp. knows of your tenants, if they were legally registered for occupancy, and if they are looking to stay in that area, will be a lot harder to legally rent.

Is anyone able to share how the fix-and-flip financing environment has changed over the last few years and what sort of impact those two trends have had?
