Place is on the market for your price and if it sells, then it sells and if it doesn't then it cashflows.I think you are very smart for asking questions and thinking about scenarios, but based on what you've listed, assuming you've done all your homework and they accept you offer, it sounds like a good deal and I would be less worried about a worst-case scenario.Best of luck

It may sound nice to pay a 5% management fee but the extra fees can add up to be more than the other company that charges 10% with no add-on fees.
