The tenants (or their attorneys) must know who they can serve and where they can be served should a legal problem be encountered.  

So from the property you have to figure out what would be the largest extreme cost you could encounter.  

@Christian Bors, most lenders require a copy of the MLS listing as part of the short sale package.

All state is surprisingly low on the landlord policy if you have your primary residence and car with them as well.Look at the overall package not individual prices of the different policies. 

By applying the 80/20 law to your list, develop a criteria for the high shot deals and focus your attention on the most profitable opportunities tgat you can identify.You can also cross-reference your list and append other valuable information from delinquent tax and other distress lists.Be sure to continue touching your prospects continually with specific messages that might be appropriate for the stage of probate they are in and the likely problem the PR could be encountering (that you can solve). 

Pay attention to @David Krulac as he has encountered and experienced a tremendous number of different scenarios involving tax matters in his state. 

The more complete the package, the faster things go.

Here are the details:I am getting a package of 6 houses and 1 empty lot under contract from the sellerHe rents out 5 of the houses to tenants but is letting his brother live in the 6th house for free (he promised his deceased mother he would take care of his brother)Each of the different homes have their own addressesWhen looking in the public records all of the houses are on the same Parcel / Tax ID #The seller wants to try to keep the house that his brother lives in out of the deal so his brother has a place to live and is taken careThe seller lives out of town in southern Alabama and owes at least 2 years of back taxesSo my questions are:Is it normal / legal to have more than 1 home on a single parcel?
