Hello all,What is a sweet spot for rental home purchase price.

I made a walk through today, and everything seemed to be in good shape with the exception of some soft spots in the hallway floor.

Went to another unit where another tenant moved out last night.Man they left tons of nail holes throughout.I said no nails in the wall.When this happens do you repaint the whole unit or just spot paint where the holes are?

It's called an "involuntary conversion" and your analogy to selling the property is spot on.

They told me they looked at a place that had missing spots in the kitchen flooring where the base cabinets used to be, and no range (the landlord told them the range had died and he didn't want to spend the money on a new one).

To do this, push the kitchen wall to the spot just past the current arch from the dining room to the kitchen.

The only non-MLS leads that I have come across were from conversations with neighbors while doing some rehabs and spotting postings on doors (tax notifications, work stoppage etc.).  

He also notice a wet spot under the oil tank; he said the oil was leaking slowly somewhere but could not see the drip.
