It happens frequently when I work with an investor client to buy an off-market deal that they pay my commission - it's reflected on their side of the HUD.Getting back to the case above, sounds like the seller might need to come out of pocket to pay the realtor fees at closing since the buyer is not paying a price high enough for the agent to be paid out of seller proceeds...

House is 90% complete needing finishing work (clean paint, trim, fixtures, grout,appliances) a layer poly on woodfloors, driveway work, spruce the yard/front steps. 50k for cosmetic- 50k for larger items.ARV:450k (conservatively)Tax Value- 475k ( area reflects homes selling over tax value)All-in$: $330k (200+100+30(fixed costs)) Profit: 120K range...RIGHT!?!

Years ago I had a guy call for a refinance on his house he bought it or 500k and put 200k into his back yard and interior so when I asked how much it was worth he said $700k, I explaned that's not how it works the appraisal come in at 560k...Hard money some let you go off "ARV" after repair value but the rates reflect the leniency.

Commercial long term leases generally have rent escalations built into them, at a minimum at a rate that reflects expected inflation.
