Do you have to follow the old leases if you are buying a park?

I'd love folks opinion on the following: 1) Which areas are likely to represent the "best investment" in the next 5 years?

I’m not a huge fan of just blindly following the 50% rule but just looking at that in the calculator shows you that this wouldn’t be a good deal (negative cash flow).

My lender worked very closely with me through both closings, making sure I had correct and legal paperwork on the first closing so that it would go through smoothly for the second, walking through the timeline with me, following up on the appraisal and just really being on top of her game for the entire process.
