You claim your cell phone, home office deduction and 100% of your utilities.

One of those ways was to include the VA funding fee with my purchase price or utilize a first-time homebuyer closing cost grant to cover it.

@Jessica Lindner it's a utility, just like any other.

Just make sure you don't forget about any potential monthly expenses if applicable; HOA fees, lawncare, any utilities that need to be paid by the owner and not the tenant, etc.

Try to get a position that utilizes your real estate license and learn as fast as you can.

Then again... the water & gas are shared utilities...Anyways, we reached out to planning and zoning and got the following response:... 5 units would not be approved at this location under current zoning and neither would apartments.

Next time just pay you car, cellphone, cable or a utility late instead and pay rent first. 

Also be mindful of the utilities.
