Has any BP member utilized the service Do Hard Money? https://www.dohardmoney.com/ I see multiple threads that seem to die out on here; all of which are mixed opinions. Has anyone had an experience with this company? Has anyone on BP been successful or a total flop? They ask for $3500 up front but offer to extend 100% financing on purchase and rehab costs (providing it meets the criteria). After your first successful flip $2350 is refunded to you.

I am a new investor but not new to property management, general contracting, etc as its been my side business for multiple years until COVID hit and then things surprisingly picked up. I am looking to complete my property deal...

Please spare the negativity on why I would look at HML Private Money first. That's not what this thread is for.
