I'm not sure if the managing member of our LLC signed a new listing agreement - that's a good question/point and one that I'll look into.Our LLC doesn't choose the listing agent because we're not in the city where the work is.

I plan on mailing about 1200 letters a month and figure I’ll get maybe 3-6 calls from each mailing and possibly find a motivated seller within about 12 months.

Biggest hurdle is the documentation/ forms the lender needs for 203k super easy to do (I’ll even help) but not difficult for people who have high school level clerical skills.

I go to Rob Sawyer's meet ups sometimes so maybe I'll see you there next month?

I did google salvage and some have requirements so I'll have to call 'em (old fashioned way!). 

I'll cover the contract exists, and leave the investment exits typing to someone else. 

As I don't want to move currently I think I'll just have to go with 25% down then.

I'll definitely give them a call.

Anyways, I'll check with the local appraisal district information and there's no phone number or name or other address to the owner.
