Also, Not that this is a hard and fast rule or something I look at when screening but I have also found that *among well-qualified tenants*, pet owners tend to be more responsible, timely, communicative, etc... than non pet owners.

Think of Malcom Gladwell’s 10,000 hour principle, that it takes this amount of time to become “expert” at something.Be ambitious, be strategic, move first, move fast, persist.

If I had to take the time to look for a buyer when this deal came to me, I would have probably had to come up with a %3 EMD, and would not have been able to move as fast as we did. 

The best way to transition is to go to work for a commercial firm, investor or developer, partner with someone by finding a deal or bringing cash or hire a mentor to coach you and fast track your success.

I work this market so I know how different it is from 2021 vs 2023, but good properties still go incredibly fast with multiple offers if/when the price is right. 

Not to mention all the extra time I spend contacting leads and showing the unit if it doesn't rent fast.
