The staff there are very helpful and knowledgeable. 

They have on staff lawyers that will likely make your life miserable.

As they had no attorney on staff, they just needed some legal verbiage to be provided by seller's attorney in regards to his financing terms.

  $10M of small unit count can be achievable, $100M would require hiring and managing of dedicated staff (it would be a full time job).

There office staff was quick to answer all concerns and there clean up crew that comes when job was finished was fantastic.

The nice thing about presenting a builder a list of items is they usually have the staff on hand to easily correct problems, so fixing things probably doesn't cost as much as a normal seller who needs to bring someone in.

So in some turn-around deals where you control all the pieces, like firing staff or raising rents, you can pay cap rates as low as 0%.

These were distributed only at the opening meeting by my staff prior to my speaking and not left where they could just be picked up and recipients were cautioned these were not for distribution to others without written permission and were so marked on each page.The only misdistribution I was aware of was to Paul Bradley from ROC who had apparently registered for the Roundtable as a community owner.
