I would probably tell them that new paint, refinished counter tops, backsplash, blah, blah, blah is not a safety issue, and it would be difficult to make those upgrades at this point in time.

The last thing you want to do is buy a place for $90K, but $8K into it, cash-flow $200/month for 5 years, then have to slap a new $10K roof on it or upgrade all of the appliances, then decide to sell it at $110K paying $5K-$6K commissions to Realtors and another $2K-$4K in closing costs and seller credits because it has not performed well.

I would much rather have a single tenant investment credit grade then a 3 tenant buildings with weaker tenants in them ESPECIALLY if they are paying market rent for that box size.The value isn't in the starting cap rate it's where the property is going in rent growth, how much in place rents are below market, the strength of each business operator, the recent expensive capital upgrades, etc.

Fix stuff quickly when requested - either yourself or calling a pro.Decide if you're planning to encourage them to move out then upgrade their units to get more rent, or you're just going to keep them there until they decide to leave (then upgrade).

Come to think of it the old man stiffed me for $200 bucks at the end of the job guess I was lucky I didn't get my legs broken. :)That job usually took me 9 days to complete.
