Oh and the building was recently remodeled so it's mostly vacant, and will be probably negative cash flow after debt coverage, but has huge potential. 

After 2 weeks of dealing with several different forms of water damage (leaking water heaters, refrigerator lines cracking, toilet tank seal cracking, etc), I'm going on the offensive.  

I have completed projects ranging from a custom kitchen backsplashes to complete bathroom remodels.  

Working on the beach (lots of logs roll in), repairing anything, replacing a toilet seat and doing some general deep cleaning.

This frees up my time to work on deals, and not chasing clogged toilets.  

My dad already told my mom that he would pay $10,000 to remodel her kitchen, so that's on the table.
