My wife wants to stay in the Aubrey school district until our youngest has graduated so that limits our options over the next 3 years.

It sounds like you maybe using a marketing company  which is just repping a rental fix and flipper.what I have come to realize in the rental game.. one turnkey is a moniker.. there are two schools of thought about what @Tom Ott describes above... many of the Aussie companies thought the same thing but the turn key companies were controlling everything and hiding issues since they controlled it all..

I have this current year off from school and began Physician Assistant school Jan 2018.

I will be attending a top school this upcoming fall, and planning on studying Business Administration.

I graduated school with 30k+ of student debt which I have paid off in less than 3 years.

As of yesterday it was brought to our attention that condos in a worse school district (we are either number one or number two in terms of best school district) that is a mere 5 min away, has listed at $250,000 for 1,631 sqft or $309,000 for 2,500 sqft.
