Financing first property

Hi BP,

I am a recent college graduate and I am looking to purchase my first investment property. I have this current year off from school and began Physician Assistant school Jan 2018. I am working this year and I was wondering if anyone had any advice on financing a first property? I have been researching different types of loans, such as 203k rehab loan. If I were to use this loan and fix a place up and "live" in one unit but actually rent it out, does anyone know the laws regarding this? So basically renting out all the units, even though it would be my primary residence?

Does anyone else have any advice on how to obtain a first property using other methods? I will be living at my parents home for the two years I am in PA school and would like to have an investment property while in school.
