I am from southern California and it will be my first time acquiring any properties for investment purposes.I will actually be visiting the area with my parents 11/23 - 11/26 and will be glad to meet with any lenders, investment specialists, sales agents, property managers, on here from the area, who is knowledgeable and helpful in regards to first time investor needs and interests.Since I am new on here, I am looking for any general tips, suggestions, links, and directions on this site on where I can find more useful information in attaining my goals.Thank you in advance and I wish everyone the best.Chris

If you are considering making it a rental I would suggest imagining having to go there at night.

Even if you could predict when, and even if you when you were in it, you are missing deals that you could be making...waiting for something that is hard to define until years after it has happened.Here's my tagline at the bottom of all my emails:  "The things that come to those who wait, are the things that are left behind, by those that get there first". nice quote, so instead of waiting do you suggest just diving in?

Any suggestions or is there no way in obtaining such number without having an inspection completed?

I think its safe to suggest that many authorities from the DEA to local sheriffs are at odds at enforcing the changing laws as they balance the high costs to enforce it.Speaking of Trump...

Trying to locate seasoned investors to help with guidance or suggestions on how to buy my first property: a duplex.

Someone suggest I go check out Lisa Phillips book on real estate and I noticed she is real big on holding for rental properties but stated she is not a big fan of wholesaling.
