I know it can be hard to get rural loans unless you are using a local bank or credit union. 

I have taken a few construction loans from the national HML and its quite frustrating and I only do it when my bank Credit lines are maxed and there is a project that still is profitable and I don't want to miss it..

I buy and sell real estate.

I have a background in Hotel Development and am a real estate broker.  

I hear of all these great profits that are being made investing in real estate that has a major “business” component, like small assisted living properties; rooming houses; sober living arrangements, etc.  

Most of your bullet points are just starting points but the real question is how do you want it finished. 

Are there some lease terms that are common for commercial real estate that I should try to get included?

Now I’m down to only 1 rental, $200k HELOC on my primary, 800+ credit score, and a high income job.
