If you proceed I would make sure to find a really good management company, and I would only buy deals where the cash flow alone justifies the deal--Pueblo has not enjoyed the appreciation that has been prevalent in many other parts of Colorado.

I mean, every city's chamber of commerce site makes it sound like it's "experiencing a renaissance, an amazing rebirth, has a burgeoning start-up scene of high-growth tech companies", etc etcMy biggest fear is that I'll choose some small city in the Midwest and a year after I buy a property, the local plant will close and now no one can pay their rent :-/

I realize interest rates are different, but my concern is that the interest rates are fine now, giving me cash flow, lower down payment (20 vs 25) than traditional.....but my fear is that it goes to 8-10% down the line.
