The further East you go the safer you are.Anything you can buy for under 40K trashed is unlikely to be a good area.If you're actually looking just give me an address I can tell you what I think.Also stick to brick, no frame houses, and absolute minimum is 3 bed 1.5 baths preferably 2 baths.

We are partly looking at US entities to invest/lend in Canada since the exchange rate is so preferable and that since there are still deals to be had in Canada as the market is not as "red hot" as in the US.

Finding the houses or how to allocate my cash isn't my question today.My question is, instead of just buying 3 of these 60k houses outright in cash and not being able to use leverage, I would obviously prefer to get loans and use leverage in order to increase my cash on cash return.
