The concept of training completely shocked me.

Then they are shocked to find out that it is not possible, and they must apply it retroactively to the first year.

Also I am utterly shocked at the number of folks in here saying no lease until taking money.

I cant imagine a situation where you would be in trouble over asbestos in the joint compound only(because it is sealed), except when you go to sell (disclose to buyer) or take on a big remodel (tearing out walls).I think it is reasonable to include the cost of remediation by a professional company (shockingly expensive to do by the book) in your negotiations on price, as the next buyer will likely do it to you.

Frankly, I had sticker shock w the cost of insurance here compared to CO but she got me what I believe to be a good rate from Lloyds of London, even though I have property very near the water.

I was shocked and saddened.

I was told by a Realtor that the West side is more desirable to locals (which I was shocked at due to Grosse Pointe being on the East).

It comes as a shock to many sellers the first time they are in contract, so you have to let them do a little work to come to terms with this before coming back with counters.
