Found my first deal and private lender!

We put an offer in on our first deal this morning! We have a possible private lender that we are going to present the deal to. What are some of the typical terms and rates you suggest using when presenting this deal? Also, are there any sample form/agreements that we can use when writing up the agreement? Any suggestions please.

Just make sure the private lender is real.. is someone you know personally or a good associate can vouch for.. 

lots of fake private lenders on the internet.. if thats where you found this private lender.. then be super careful and do not give money up front and be prepared if they dont fund and just string you along.. 

Private lenders are those you know and meet in person.
