Honestly, there is so much information on this sight you couldn't began to put a price on the value.Look around, talk to people and ask questions.

As far as the financing and knowing him ; he's my brother-en-law and he's going through conventional financing for the purchasing of the home  and the investment will be hard-money loan.

As far as I am aware, yes, you have to hire a licensed contractor to do the rehab work.

There are so many in the Tampa Bay area and everyone is so friendly and willing to help you learn at them.  

After a couple of years of dabbling in real estate I finally joined the local real estate club as well.Best and worst part everyone around me is so supportive and these people are offering to help with financing .
