@Danny NeessAs a foreign investor (nonresident alien) having a single member LLC makes this a disregard entity so all Income including any capital gains go on your individual return.

From my experience (I took it online) taking the course online offers tremendous time flexibility if that’s what you’re looking for but from what I’ve heard taking the classes in person can offer some great networking opportunities with like minded individuals.

We have had lots of inquiries through Zillow and other online platforms with no response from the individual.

The reason I believe I need to set up an LLC is because all the hard money lenders I speak to say they won't lend to individuals.

There are more and more lenders popping up nowadays that will lend to individuals, but the vast majority will lend only to business entities. 

Individuals, know that things come up and I can usually explain why their payoff may be a day, month or even several months later. 

I always like individual who are hustlers.
