Go sit in the fast foods for lunch and late 11pm dinner.Taco Cabana, McDonalds, etc...You can get an idea if you are in a rougher neighborhood, or a comfortable area.Also talk to the residents on each side of the property and across the street, and ask them what they think of the area.Good Luck!

A few drops of food coloring in each toilet tank will "flush out" a leaky flapper valve (though seriously, just replace those every 1-2 years  - few $, 5-10 min each, easy DIY task).
