Advice for new inspired investor

Im brand new to real estate, and im interested in investing in a growing community named San Tan (Arizona). My problem or hurdle is I’m a resident of California and have an excellent job in the medical field, and I’m not willing to leave my primary Job just yet. I love Arizona and see the potential for making revenue on a growing community and potentially live there one day. Far as qualifying for loans, most Boxes are check. If not, all are checked in most cases. Need some direction or possible Strategy advice to research. I'm a first buyer, and most houses in the community are built from 2011 and up.
