I have been in property management as an employee for years and when there is an eviction underway  the new owner takes over and moves forward with the next steps like hand delivering a balance due letter also informing them they are under eviction (the court order eviction document will also be hand delivered to resident's door by the sheriff). 

Operating as a leasing agent requires a license unless you are an employee of the property owner. 

Remember that these are government employees, you want to be on their good side and they'll be more helpful/flexible with you.

I have a diverse group of employees in Houston (gay, women, minorities, and some combs of all-of-the-above) as well as a diverse group of tenants.  

It's a hassle and you work a lot harder to make the same or less money when you obsess over you ego need for a big office building with a bunch of employees to tell you how great you are.

RE did not qualify as you could not have enough employee's to meet the number of jobs needed it was a non starter..

I am not an employee to his firm, but more like a contractor, so that I don't  need to pay a desk fee.

Before I had employees, craigslist labor gigs was my best friend.  

If I do decide to go this route, how can I avoid having the courts or the IRS view these contractors as my employees?
