They actually made some changes to the bid opening procedure a few months back, but I still bid on quite a few properties there and have successfully won some.Basically there are a number of categories - lottery, exclusive, and open (there is also extended and one more, but these are all open to any bidder).

But people generally fail to extend the logic in obvious directions.Just as people won't PAY more unless they have to, people won't PUT UP with more unless they have to.

I let the listing agent know if they release the homeowner and I purchase the house I will use them as the listing agent when I resell the property and they will make more money because the house will be worth more.

Lien's are what can bite you.. need to stay on lien release's.. some lenders don't but I do... we get release's from all subs and the GC

Their lien was actually released from the property, now only leaving the second.
