Well I've been so busy with tenant turnover (I deal with student rentals mostly no way around it) I completely neglected to check my Visa, which expired last month...Had to cancel the trip and pay over $800 in cancellation fees and only got trip credit which I don't know if I can use.

I would not limit myself to short sales of active properties listed on MLS.The withdrawn or expired listings are good places to look for opportunities.

i'm want to know if there's a company i can use to mail small number of letters that isn't costly. i'm looking to mail to folks with expired listings, nods, trustee's sales, moving sales, tenant evictions, probates. i usually get about 200 addresses i'd like to mail to each month. just wondering if theres a cheaper service i can use. is stamps.com suited for that?

With the information I have my plan is to sell the POHs to the tenants and then raise lot rents to market as soon as I take over However many of their leases do not expire until the summer.

When a tenants lease is set to expire and you send them a notice of their options (I've seen many posts where 3 options are offered) do you ever offer an option that would allow them to pay less rent than they are currently paying.
